Who we are

Thirty-five projects, one valley.

Chateau Group USA is a privately held corporation, and one of southern California’s more active home construction and luxury real estate developers in the San Gabriel and Orange County areas. The houses concentrate in Arcadia, San Marino and Bradbury, which is close enough to the office on La Porte Street to walk a site before breakfast.

The work is ground up. A lot is bought, entitled, drawn, built and finished, and the same people carry it the whole way. That is why the portfolio holds a 3,264 square foot Prairie plan on a quiet Santa Anita Village street and a 14,017 square foot Tudor estate on gated acreage in Bradbury, and why it also holds an apartment building, a block of shops with homes above, and a hotel.

Inside the file

The rooms are where the argument gets settled.

A coffered ceiling and a diamond-lattice wall of shelves are not decisions you make at the end. They are decisions that have to survive framing, mechanical and drywall, which is the part of building nobody photographs.

Province San Gabriel Valley is the firm’s own worked example of the type. Retail holds the street, apartments stack above it, and a lit screen wall marks the seam between the two halves of the block.

Chateau houses have carried four DIGS Westside covers and a Pasadena Living feature. The firm publishes one client testimonial, and it is worth more than the covers.

From the owners of a Chateau house

We had the pleasure of working with Eric and his team on the construction of our new home. We knew we were in good hands when Eric and his team were able to troubleshoot and fix errors in our plans early on in the process. Throughout the whole process, we were updated quite frequently. Issues that were beyond Chateau and our control, were managed efficiently and effectively.

Whitmore Villa existed in watercolour before it existed in stucco.

A Spanish Colonial terrace behind a tile roof and a run of climbing planting, painted rather than rendered. It is a small thing, but it tells you what the firm thinks a drawing is for. Not a sales tool. A decision made early enough to still be cheap.

Before you call

The questions families actually ask.

Four things, all of them ground-up. Single family estates, most of them in Arcadia, San Marino and Bradbury. Multi-family apartment buildings. Mixed-use ground with retail below and homes above. And hospitality, including a completed Le Meridien hotel. The published portfolio runs to thirty-five projects.

The San Gabriel Valley and Orange County. Within that the work concentrates in Arcadia, San Marino, Bradbury and San Gabriel, which is where the firm has built long enough to know the lots, the planning departments and the school boundaries that buyers ask about.

Both happen. Some houses are built and brought to market finished, which is why the portfolio carries an On Market label. Others are built for a family who came to Chateau with a lot and a set of plans. The Chang house was the second kind.

Eric Chen is president and runs the Southern California homebuilding side. Greg Marcon has thirty-five years as a general contractor and project manager on multi-family and mixed-use. Jonathan Tseng carries projects from pre-development through entitlement and construction. Three superintendents cover the sites.

They vary a great deal. Coronado is 3,264 square feet on a quiet street in Santa Anita Village. South 10th II is 7,964. Dovetail is a 14,017 square foot English Tudor estate on 2.45 gated acres in Bradbury, with a separate 2,498 square foot guest house.
