Chateau's single family work concentrates in Arcadia, San Marino and Bradbury, towns the firm has built in long enough to know the lots, the setbacks and the school boundaries buyers ask about before they ask about anything else. Some houses are built to order, drawn up around a family's own lot and their own list of rooms. Others are finished and brought to market, the way Highland Oaks was, and a buyer walks into a house that already exists rather than one still on paper. The published portfolio runs from a 3,264 square foot house in Santa Anita Village to a 14,017 square foot estate on 2.45 gated acres in Bradbury, and the same superintendents carry the job at either size.
What changes between a small lot and a large one
A 3,264 square foot house on a standard Arcadia lot and a 14,017 square foot estate on 2.45 acres are different jobs in almost every respect except one: the same crew runs both, from the general contractor down to the superintendent on site. What changes is scope. Dovetail carries a separate guest home and ten bedroom suites across two buildings. Greenfield carries a library, a theater and a three car garage on a single lot near the Arcadia schools. The plan gets sized to the family and the lot, not the other way around.
