Four things, all ground up

Chateau Group USA is a privately held builder and developer working across the San Gabriel Valley and Orange County. The firm entitles the ground, designs on it, builds on it, and in some cases keeps operating what gets handed over. Thirty five published projects sit across four lines, custom homes, multi-family, mixed-use and hospitality. Four are walked through below. Single family, ground up

Custom Homes

Most of the houses Chateau has built sit in Arcadia, San Marino and Bradbury, on lots the firm already knows the setbacks and school boundaries for. The range runs wide. Coronado is a 3,264 square foot Prairie style house on a quiet street in Santa Anita Village. Dovetail is the other end of it, a 14,017 square foot English Tudor estate on 2.45 guard gated acres in Bradbury, with a separate 2,498 square foot guest home and ten bedroom suites across the two buildings.

Some houses are built to order for a family with a lot and a set of plans, the way Dovetail and South 10th II were. Others, like Highland Oaks, are finished and brought to market. Either way the same crew and the same superintendents carry the job from foundation to final walk through.

Entitlement through construction

Multi-Family

Whitmore Villa is a Spanish Colonial terrace of homes, drawn in watercolour before a single wall went up. Park View Apartments, on South Parkview, and Irolo Heights are the same kind of project further along. Multi-family runs on the same crew as the single family work, plus a director of construction with thirty five years as a general contractor and project manager on multi-family and mixed-use jobs, and a superintendent with fifteen years across luxury townhomes, large multi-family and high-rise sites.

A project manager carries each building from pre-development through entitlement and into construction, so the plan that gets approved is the plan that actually gets built.

Mixed-Use

Province San Gabriel Valley is Chateau's own worked example of the type, shopfronts at street level, apartments stacked above them, and a lit screen wall marking the entry between the two. It is the same model the firm uses everywhere else, entitle the ground, design it, build it, then operate what gets handed over, applied to a block that has to work as a place to shop and a place to live at once.

Hotel development

Hospitality

The Le Meridien hotel is a completed Marriott brand property, and it sits on the same books as the housing rather than off to one side. It is the smallest of the four lines by project count and the clearest proof that the firm's model, entitle, design, build, operate, holds past the scale of a single house.
